For condo boards and property managers

Interior work,
in an occupied
building.

Corridors, common areas and multi-floor refreshes — phased around the people still living there, tracked floor by floor, and reported on so the board always knows where the job stands.

Vellmark Group delivers larger-scale interior renovation work for condos and commercial properties: corridor upgrades, common area improvements, carpet tile installation, electrical fixture replacement, wallpaper and wallcoverings, and multi-floor interior refreshes.

We work with condo boards, property managers and commercial clients who need organized scheduling, clear communication and dependable execution — because the hard part of this work is rarely the trade. It's doing it while people are still getting to their front doors.

What running the job around residents actually means.

A

Phased, floor by floor

Work is broken into phases with a defined start and finish per floor, so no resident lives beside an open site for the length of the whole program — only for their own phase.

B

A usable route, always

Access, elevator bookings and protection are planned before the first day. Residents keep a route in and out, and corridors are never left dark or impassable overnight.

C

Reported to the board

The board and the property manager are kept informed at every part of the work being done — where the job is, what's next, and what changed. Change orders are priced before the work happens, not after.

D

Paperwork in first

Licence and insurance certificates go to your property manager before the first day of work, not chased afterwards.

Commercial and condo services.

Schedule C01–C07

C01

Corridor renovations

Full corridor refreshes floor by floor — wallcoverings, carpet tile, lighting, doors and frames, and the making-good that ties a new corridor into an old elevator lobby.

C02

Common area upgrades

Lobbies, party rooms, amenity spaces and the circulation between them, upgraded without closing the building down.

C03

Commercial interior renovations

Interior fit-out and refurbishment for commercial properties, run to the same phasing discipline as occupied residential work.

C04

Carpet tile installation

Supply and installation of carpet tile at floor scale, including subfloor preparation and transitions.

C05

Electrical fixture replacement

Building-wide fixture replacement programs, coordinated so corridors are never left dark overnight.

C06

Wallpaper & wall coverings

Wallcovering installation and replacement, including the substrate repair that decides how the finish sits.

C07

Multi-floor interior refreshes

Multi-phase programs across many floors, sequenced so residents keep a usable route in and out throughout.

5.0 on Google

From quote to on-going communication services, these folks were first class, organized and very professional. Service program is excellent, keeping us informed at every part of the work being done. Very few companies walk the walk that they talk! These folks do! My experience with Lukas was 12 out of 10 — and believe me that rating is a rarity. Thanks Team Vellmark. Highly recommended.
